8 Indiana Mechanic's Lien Deadlines

60 days. Time period after the last day of work in which an Indiana mechanic's lien must be recorded on residential property.

One year. Time period after an Indiana lien has been recorded in which the lien must be the subject of a foreclosure action (or else is lost).

30 days. Time period in which a recorded mechanic's lien must be the subject of a foreclosure action (or else is lost) following receipt of a demand to sue from the owner.

13 months. Time period that must pass following the recording of an Indiana mechanic's lien that is not foreclosed before it may be administratively removed by affidavit.

90 days. Time period after the last day of work in which an Indiana mechanic's lien must be recorded on commercial property.

Whenever. Deadline for filing a notice of personal liability that seeks to impound the contract proceeds for a project.

30 days.  Time period after the first day of work in which a notice of lien rights must be provided to a homeowner in connection with a home renovation project for a later recorded lien to be valid.

5 days. Time period in which a no-lien contract (or memorandum of contract) must be recorded following its execution to be valid against subcontractors.
