Richard Goldman provides his sweeping understanding of real estate law to help clients pursue and secure real estate opportunities. Rich stewards municipal land use and real estate development, as well as leasing and financing. Clients also entrust Rich with real estate litigation matters and land preservation efforts. Rich handled the first green acres, nonprofit grant-funded conservation land closing in New Jersey and has since participated in the preservation of over 20,000 acres of land in the state.

In addition to general advisory and litigation experience, Rich offers practical counsel on interfacing with several state agencies. As a former deputy attorney general in New Jersey, where he authored legislation creating New Jersey Transit, Rich speaks agencies’ language and brings to bear solid regulatory knowledge and relations.

In addition to his real estate work, for many years Rich has served as counsel to several independent schools in New Jersey, guiding them through all aspects of operations and policy.

Rich served as law clerk to the Honorable James F. Madden, J.S.C. in Bergen County.

Real Estate and Redevelopment

Stimulating municipal land use and real estate development is Rich’s strong suit. Rich has represented various boards, having served as counsel to the West Windsor Township Planning Board, township attorney in East Windsor Township, and counsel to the Robbinsville Township Zoning Board for over 10 years. On a broader scale, Rich represents national and local real estate developers, corporations, universities and public utilities before local, county and state agencies throughout New Jersey on:

  • Subdivision/site plan review
  • Redevelopment and pilot programs
  • Environmental matters
  • Section 208 waste water treatment plan amendments
  • Comprehensive rezoning applications
  • Green acres and farmland preservation

Projects include the development of a new arts campus for a leading university, a new training facility for an NFL team, millions of square feet of industrial warehouse projects throughout New Jersey, office buildings and residential developments. He has unique experience in structuring redevelopment agreements with PILOT and RAB bond financing.

On the transactional front, Rich helps structure and negotiate multimillion-dollar purchase and sale agreements, financing, acquisitions, sales, commercial leasing and construction contracts for clients throughout the country. He has helped apartment property developers, higher education institutions and a billion-dollar sports franchise, among other private and public companies.

Rich has been a key driver in the preservation of over 20,000 acres of land, primarily in central New Jersey, with several notable projects in Mercer County, including the Institute Woods, the Winant Farm and Greenway Meadows Park; the 400-acre St. Michael’s tract in Hopewell; a 1,600-acre nursery in Upper Freehold; the 2,000-acre Seabrook Farms property; and over 200 other properties throughout central New Jersey.

Personal Interests

Richard raises sheep and honey bees. He’s also an avid gardener and is passionate about the arts and land preservation.
